Flip House No.1 in Progress

We’re about half way finished with renovations so I thought I’d show some progress pictures and go through what exactly we’re doing.

I mentioned in the first post  that I was nervous to write in real-time about this project in case I failed miserably.  Another reason I was hesitant to write about it is that this isn’t a dream renovation.  This isn’t my home where I feel free to put lots of personality and color into it.  This is a home that I want to appeal to a mass audience in hopes of getting the highest sell price possible as well as to sell my house fast.

People don’t like to talk money, but that’s what this is about for us mostly.  It’s a way to bring in additional income to pay off our mortgage lenders faster and to continue working on our current house and to just live a little more comfortably, financially speaking.  Who doesn’t want that after all?  Everyone needs utilities in Calgary to enjoy the comforts of home. I will admit, though, that I spent more time hunting for beautiful fixtures and textiles to go into the home than your average flipper.

So all that to say, don’t have expectations of a $300k house in a $100-something-k house. Okay? Okay.

Moving along.

Here’s the to-do list for the house:

  • Bathroom:
    • Full gut job.  Demo it all to the studs.
    •  Install new soaking tub with subway tile to the ceiling.
    • Tile floors.
    • Add plumbing through escondido emergency plumber to allow for a double vanity where it was only a single sink before. For additional plumbing guidance contact Sharp Plumbing & Heating.
    • New toilet, and move it closer to tub to allow for 60″ double vanity.
    • Move lighting to allow for a double sconce inbetween mirrors
    • Install 2 mirrors above vanity
  • Kitchen:
    • Paint cabinets after repairing holes and previous paint job
    • New marble countertops w/ undermount sink
    • subway tile backsplash
    • Remove cabinets over sink.
    • Install over the sink wall light
    • Add 5 can led lights (this house had no lights!!!)
    • New appliances
  • Add light fixture to living room ceiling
  • Remedy the mold problem in the laundry room and crawl space wit the help from a restoration serviced near me.
  • Fix other boring inspection issues that I’d waste my time writing…and that just maybe I don’t even know what they are because Alex was handling that boring stuff.  hehe
  • Install all new laminate hardwood flooring throughout the house. You can visit this site right here to get some tips.
  • Repair rotten carport post & other various rotten boards on the porch and do a home siding replacement.
  • Add a deck and create doorway through laundry room for access.
  • Paint the exterior, see more here to know how

  • Repair windows as needed
  • Landscaping – hire experts at https://www.anjtreeservice.com/ to make it look like more than just a mossy yard

Time for some update photos.  Excuse the crappy phone pics.  These have been taken in a rush with sleeping kids in the car usually.

The cabinets are painted and re-assembled.  The color is Sherwin Williams Worldly Gray, just like we used in my mom’s kitchen.  It is such a great neutral that’s not white.

LIGHTING!!  Can you believe we had no lighting except for over the sink planned until two days ago?  I was checking in on a dreary rainy day and immediately realized that this kitchen was SO DARK with only one light.  Duh, right?  It’s usually not fun adding to your budget but I am so thankful we didn’t skip on lighting.  How will anyone buy the house if they can’t even see how great it looks?!

This is the light I picked out for over the sink.  I’ll have the backsplash carried up to the ceiling and I think it will help give the kitchen a little verticality.

This photo is kind of poor because it’s from the countertop website, but I picked out White Dunes, which is a marble, because it’s pretty and it was priced the same as some really speckly granites, which are not my thing.  If you’re wondering if this is “too nice” for this kind of house, my answer is no.  We’re trying to get at the high end of our comps, and with only one bathroom and no garage I think our finishes really need to be excellent to make up for what we lack.

The walls have been sanded, mudded, sanded, mudded, sanded, primed, primed, primed… you get the point.  Right now I have a blank canvas to go in and paint after all the contractors are out of there.  We’ve hired out the majority of the work, but I had a hard time justifying the cost of painting when it’s something I can absolutely do myself with no risk.

Do you see those floors?  If you follow me on Instagram you may have seen the little sneak peek of the floors and I said they were $0.79/ft.  WELLLL, whomp whomp.  I was mistaken.  I was thinking about the flooring at Home Depot I ALMOST purchased.  This flooring was $0.94/ft. Still, can you believe that?!  I’m glad I splurged the extra fifteen cents for these floors. If you’re interested, they’re Mocha Hickory Laminate from Floor and Decor.

The exterior has been primed.  We’re having it painted SW Alabaster on the cedar siding and SW Chelsea Gray on the windows and shutters, and possibly the front door too.  I may change my mind about the door after I see it though. We had a Rolling Shutters Installation done as they looked mora modern and better for the house.

So that’s about it for now.  Only a couple more weeks until we’ll be getting ready to put her on the market!

  1. I love what you’ve done so far. The color choices are great and the flooring is awesome. One of my favorite touches is the light you picked out for above the kitchen sink.
